Hello,
I am a businessman living in New York.
About a year and a half ago, I was on a business trip
to Las Vegas. While there, I mentioned to one of my long-term veterinarian

Based on my customer's personal recommendation, I called
David and after a ten-minute phone conversation, we decided to meet that
night. Following a long dinner at the Benihana Restaurant, and a 2-hour
drive around Las Vegas, I realized that David was extremely knowledgeable
and well versed in many aspects of the real estate business.
In our in-depth discussion, he explained, in a very clear
way, why it made such good sense to invest in Las Vegas real estate. Based
on what he shared with me, I decided to purchase one of the condos that
David owned. The cost of the condo was $90,000. In addition
to my Long Island home, I own two other condos (in NYC & Florida).
Real estate investment makes sense to me.
A week later, I received the deed for the Condo from David,
even before I was able to release the funds to him. I was amazed that
he trusted me enough to give me the deed before receiving one penny from
me! There were no lawyers involved in this transaction, no sit- down contracts,
no real estate brokers, no negotiation … it was a simple agreement between
two people. David and I trusted each other mainly because of our mutual
veterinarian friend. So far, I am very pleased with my decision, and so
is David.

Let me explain.
| I invested an additional $6,000 in fixing up
the Condo, rented it for 4 months, and then sold it for $132,000.

| David then introduced me to the concept of
a trust deed. Not knowing much ab out this topic, I decided to find
out more. I spoke to a number of other people, did my own research,
and came to the conclusion that this was another good investment opportunity.

| So, in December 2005, I decided
to invest $107,000 in a trust deed for one year. This currently pays
me 13% annually. I get a check every month for $1,187.00, and the
$107,000 will be returned to me in December 2006. Another home-run
investment for me. |
| In mid - August 2006, I decided
to invest some more money in another trust deed. This time, I put
in $90,000 and my son also decided to invest $30,000. This investment
is just for 6 months, and pays 12.5%. |
Because I have been so satisfied by these recent investments,
I decided to tell my close friends and “the world” about David thru the
Internet. This is how you got to me.
The way it works is as follows: as soon as an investment
opportunity for a live trust deed arises, David sends me the particulars
(how, when, where, why, who) so that I can get the word out to anyone
who might be interested. Typically, a trust deed investment can be anywhere
from $10,000 to $3,000,000. Each investor makes his or her own decision
ab out how much to invest. So, for example, in the last trust deed I invested
in, the total investment was for $1,200,000, and I put in $90,000 (7.5%
of the total loan).
